How to Price Your House to Sell

You have a lovely home in the South Florida area, and you want to sell it. How do you go about the process of selling your home for the most money?

 

You have to realize, first of all, that houses sell for different prices in different areas. A home in Miami will be priced differently than one in Palm Beach. Plus the price is affected by the neighborhood having similar homes being sold in the same area. You need to check around and see what has been sold and what the selling price was. Then check the sale prices in the area from six months ago. Then check the sale prices from three months ago and recent prices. You need to see if the prices are going up or if they’re going down. You also want to find out how long a home has been on the market on average. Has the time of year affected the home sales? These are all questions which will help to decide your selling price.

 

Next, figure out who is buying in your neighborhood. Is it families with children? Single people? Older couples? Do you live in an area where homes sell frequently? Is there a lot of movement? Or do families move in and stay? Are you by a local attraction like great schools? How about the crime rate? Are there a lot of new houses around you or are the houses older? All these are selling points to consider when you are when selling your home.

 

Don’t over price your home. Although housing in up some areas, don’t assume it’s up in yours. Check with your realtor on what to price your home at. While you may have added upgrades, not all upgrades have the same value. You may enjoy floating around in an Olympic size pool in your southern Florida backyard but a potential buyer may hate pools. A new kitchen, however, will definitely add value to your home. Other reasons to consider not overpricing would be your need for extra money. Or when you bought the home you felt it was overpriced to begin with and want your money back. Remember, you may be moving to a bigger home which may cost more and you want to make up the difference in price, but your potential buyer doesn’t care. These are not good reason to overinflate the price of the house you’re trying to sell. A point to know too is that if you price too high in the beginning and then have to drop your price because it’s just sitting, then potential buyers may pass it up because they wonder what’s wrong with it.

 

Selling your home may take time, but with the right agent, it can be done in good time and for the right price.
